Caleb, we should connect and have a conversation. I’ve had success with duplexes, but all have been outside of Denton County.  Multifamily property in Denton county is rare and as expected quite overpriced.

Hello Everyone,

Reading through this string of comments, thought I'd jump in.  I agree completely with James' comment about not overthinking it.  Always do your due diligence, and if the numbers work then go after it.  We "studied" real estate investing for waaaaay too long before finally jumping in back in 2017 with our first flip.  This business is not for the weak of heart, but we love it.  Focus for the last few years was buying and holding single family and duplexes, and that has worked well.  Starting this past year, we are focused on larger multi-family.  We are having to analyze many-many opportunities to find a deal that makes sense, but they are out there.  In the past year we acquired a 11 unit property, and a 10 unit property.  Working now to sell off some of the existing single-family and duplexes.

Hello everyone, quick update. I’ve sent messages to each of you that responded wanting more information. One of the questions I received was; are the units occupied. Yes, I’m currently at 100% occupancy on all of these rentals. Most have fairly long-term tenants.

Hello Fellow Investors,

I've been reviewing my portfolio, and my goals for 2024, and have elected to sell off a few of my properties and focus on larger multi-family (4-plex and larger).

Properties I’m selling include a duplex in Ennis, Texas, four duplexes in Paris, Texas, and three small low-end single-family also in Paris, Texas.

I’m pricing these in the spirit of helping other investors get in the game, so there is certainly “meat on the bone” for the next owner. Please message me if you’d like additional information

Daniel,

I've been investing in the North Texas area since 2017.  Studied it for way too long, finally decided to get in the game with our first flip in DeSoto. My strategy evolved to buy and hold, with an occasional flip.  I'm based near Denton, my "footprint" extends down to Ennis, over to Bowie, and all the way over to Paris.  I sold my Denton County properties as the costs (primarily property taxes) were getting excessive.  We have around 40 doors, with the acquisitions the last few years focused on multi-family.  My strategy this year is to simplify my world, and sell off all my single-family rentals, and one duplex.

I've built up several rentals over the last several years, but this year my goal is to simplify my portfolio focus on larger multi-family here in north Texas.  Given that, I have a few properties that I'm selling (direct to other investors, no agents).  One is a duplex in Ennis that I've held for about 7 years (fully rented, great tenants), and a 3/2/2 single family in Bowie that I acquired but have not started any rehab.  Feel free to reach out to me if you would like to know more.
