Good Luck to you Chris!
This site has been great for me!

@Wayne Brooks @JD Martin

  • The natural expiration of the original lease was July 31, 2015.
  • On June 25th, I wrote a letter to tenant to vacate the property by August 10, 2015.
  • Tenant wouldn't vacate until August 31, 2015 (Still paying me rent weekly)

@Wayne Brooks, "according to Your lease language"

am I missing something?

"Tenant agrees to pay Landlord $50.00 per day in addition to regular rents until premises is vacant or a new Lease is negotiated and signed by both parties."

Thanks for all the replies guys!! @Account Closed @Jordan Atkin

Just to be clear, the tenant has paid their rent for the 21 days over (per week on his terms). I'm asking about the holdover cost only.

Hi All,

So my tenant finally left my rental because he was buying a house. He wasn't sure when he was going to close so I wrote him a 45 days vacate letter to leave my property thinking that would be enough time plus I didn't want to miss out getting a tenant before school started. I showed the property to multiple people during this time and a family signed a lease with me to move in a few days after said date. Well, my tenants house didn't close and he wouldn't move out, giving me all sorts of drama, so my new tenant walked.

Just a few days ago, my tenant house finally moved out and it was 21 days after he was supposed to leave. My lease has this clause regarding Holdover.

“Holdover by Tenant - Tenant realizes that when the lease expires or when notice has been received by Landlord of Tenant's intent to vacate on a given date, Tenant's failure to vacate on the date given or required may cause Landlord significant legal and economic difficulty. Should Tenant remain in possession of the premises without the consent of Landlord after the natural expiration of this Lease, Tenant agrees to pay Landlord $50.00 per day in addition to regular rents until premises is vacant or a new Lease is negotiated and signed by both parties.”

I spoke with a property management instructor (I’m also a Realtor) and she told me that I can completely use it, however I'm not so sure if she has any real world experience regarding this issue.

What do you guys think? Have any of you guys use this against a tenant’s security deposit?

Thanks for the support!

I was thinking that too, but kinda doesn't make that much sense.  He's collecting $6000/mo pension and is 60 years old.  He did not mention he's going to school.  Can you co-sign a student loan for someone else?

Hi,

So, I'm running my prospective tenant's credit and their were 13 accounts with the same information on it with different balance. The status are all the same, and reads "Paid or paying as agreed Payment deferred".

Any of you guys seen this?
Total Balance is over $50K

@Phillip Dwyer

Both, I want to do my own deals, and also represent others. I'm willing to bust my rear end, but concern about my scheduling conflicts.  I'm glad I at least have Fri - Sun off so that I can work the RE business.

Hi guys,

So, I'm thinking about getting my NV real estate license.  I have been investing here in Las Vegas for the past decade and made a lot of contacts.

I plan on being a realtor part time, I have a very flexibility schedule and cannot quit my current job for the next 10 years. I currently work (4) 10 hour days and am off Friday, Saturday & Sunday's.

Any advice you all could give me to a newbie realtor? Anyone else started in a similar situation?
