we use Zoho Books, similar to Quickbooks and it comes as a part of the Zoho One platform.

FB marketplace is always banning folks for reasons unknown. I'd create or have a backup account that you could try to use. Also, A-L-W-A-Y-S boost them after posting. Reason? This gives you immediate access to their Meta support team for business.  Because now you aren't some freeloader posting on the marketplace rather an actual client/advertiser. They will escalate your case higher so that you could get unbanned. Although after posting here in BP it may get so popular that they will revisit this rule of thumb.

Wanted to know which AI tools you'd recommend for the following:

Social Media Management + posting
SEO Enhancement
Blog writing / Content Writing
Google Ads, FB Ads, or similar recommendations
Data management + scrubbing
Lead scrubbing

Bonus if if you have any good AI recommendations for video editing, images, or creating videos.

Or any other AI tool that you'd recommend or if you use ChatGPT to do the above, send me a PM and we could go over the prompts being used.

I would definitley go visit, it's def not too far away from you. Plus you could deduct this as a business expense. 

I've bought properties with just video and only do it because I know questions to ask, recources to look for, and have a 10+ due diligence checklist.

If you were a friend of mine out on the street asking me for this advice I would just say hit me up and less goo!

Couple of issues:
#1 - Pictures, Pictures, Pictures. Get a drone pilot or go yourself and take HD quality pictures. Then have your team or yourself add color pop, enhance pictures.

#2 - Listing description. Add something enticing, if you are using AI, make sure to put a few words or kewyords and let AI do it's thing. Make sure to put at least 1,000 keywords.

#3 - I see it's a commercial property, find out traffic count, put nearby facility or nearby items that could entice buyers for future growth.

#4 - If you could provide figures or ball park figure to the repairs known to the property. This s much better than needs udpating or provide the type of updating it needs.

#5 - Your site needs a map or an interactive map / Google street view at a minimum to have folks know where it's located.

I do like the matter port, I would honestly do a video and do a matter port walk through as if you were showing it to a potential buyer.

I could probably list a few more items, however, I think you get the idea.

I use Rocketprint for my direct mail, fast, easy and cheap. Just send them the list, upload or provide them design. They take care of the rest. For anything custom or under 500 units, I use Click2Mail. I do a TON of follow ups to my database via click2mail. For something more personal/lead you are trying to close, i practive my cursive and send a nice personal letter.
