and here is post on Trulia on a home ower's experience with Wells Fargo for Fannie Mae HomeStyle renovation loan. Sounds like there will be some roadblocks, but nothing you can't handle.

Other than Wells Fargo, other direct lenders doing Fannie Mae HomeStyle loans are

Academy Mortgage

Flagstar Bank

Inland Bank

Platinum Home Mortgage

@Sean Hurwitz  Thanks for the encouragement. Flipping business is a fascinating one I'd like to deep my feet in eventually. I'd like to hear more about your story when we get a chance. Van Nuys is just over the hill from me!

@Ali Boone  Thanks for the warm welcome. Venice is awesome. It's such a vibrant, colorful city. The car I took a photo in is the original Fiat 500 - no, it's not personal car. I am into all sort of cars and I do work in the industry.  Do you have any criteria set for your investment in terms of numbers?

@Account Closed Thanks fro sharing. Owner finance is a very interesting concept to me. Does that mean, as an investor providing an owner finance, the property will have to be owned outright?

Btw, San Antonio seems like a very interesting area.

There are couple links in the document that will provide additional information. Hope this helps.

@Michael Bettencourt

I am also very interested in the topic.

I actually have started a conversation with a loan officer who specialize in the exact loan program you mentioned - Wells Fargo Renovation Loan. While I can certainly share the information and experience as it progresses, I'd love to hear from those who already have an experience with this.

@Jay Hinrichs Yes, after first one in the local area, next challenge will be out of state. Question for you. So when you say 'turn key investments, do they also include buying a distressed property / fixing it up / renting or flipping? and what is PM? Thanks!
