Hello BP community!

I am just not feeling the love with my current RE agent I connected with via Redfin as I search for a MFR in metro LA area, and I need your help.

Even though he has done RE investing himself, he doesn't provides any comps unless asked specifically, no really helpful advice on offer price other than saying "the market is competitive and we need to put our strongest offer in", no help in providing an investor-friendly information (CAP, ROI, other financials ) on properties - Yes I should always do one myself, but shouldn't agent actively providing one for me?) On top of that, I am just not feeling the right chemistry.

While there are a few outstanding offers in place, if non of them get accepted, I'd like to switch my current agent to hopefully someone who is more investor-friendly, and that I can feel more comfortable with better chemistry for a lasting relationship.

So, how do I politely terminate a relationship with current RE agent?

@Peggy Liu Great. Texas seems like an excellent place to invest, especially when compared to expensive LA area. For me, Florida has too many alligator population! (jk)

@Francesca S.  Thanks for the complements! Yes, my goal is to create a portfolio of properties that people living there can love and be proud of. - no matter who they are. As a design professional, I know that It doesn't necessarily cost more to design better, and good design should be enjoyed by everyone ( As a architectural designer, I am sure you will agree with me as well - I also took a peek at your profile ) In the real world, of course, there will be variables, but I believe there are way to make that happen. 

It's great that you are interested in multi-generational housing. I believe it's awesome when 3 generations can live under one roof - But they do have to have 3 separate entrances!  

Do you also live in Culver City? You are basically my neighbor!

This is an excellent point @Cal C., especially for a newbie like myself. It will be a lot more desirable to acquire something not too huge and manageable than swimming in the oceans of paints and walking in the acres of carpet/laminate. This is something I will have to keep in mind when searching for the first few. 

@Brian Lo  Thanks for the warm welcome! You are absolutely right. So much to learn here on BP and other resources on RE. It's quite exciting, isn't it? Give me more than a daily dose of motivation to continue learning and keep my eyes and brains open!

@Whit McCarthy Thanks for the valuable advice. Excellent point on alternative source of inventory - that's exactly what I was beginning to wonder. I was talking to a colleague I met through BP and he told me about deals happening before they reach MLS. Investor to Investor I suppose? I will have to dig in deeper into the subject. Any tips/advice you might be able to share further?

Property that one can add a value is another excellent pointer. Thank you. While when I first thought about investing, I thought immediate cash flow was important. Through reading and research here on BP and other sources, however, I am starting to devise a strategy that first focuses on properties that needs TLC. Not only do they represent better value  (lower entry point and potential appreciation) but they can also allow me to inject some of my own style to the property so that I can start building my own brand. I am willing to take some risk and get my hands dirty.

I am more than interested in speaking with you, as I'd love to hear more about your experience in RE. You are also local, so I am also open to a chat over coffee.
