When the person says they have MS and have trouble with renting in the past, they are most likely talking about physical barriers within the dwelling which made the rental not work for them.

People with MS have good and bad days, its not typically a static disease compared to a spinal cord injury. Some days they might not need an assistive device to ambulate but other days they may need a walker or even a wheelchair.

Tenants with physical disabilities typically do not move once they find a rental which works well for them since there is a shortage of accessible housing. Ask the tenant what features are important to them in a rental and see if you can accommodate.

You are not required to make accommodations for the tenant but you need to allow the tenant to make the accommodations at their expense. If those changes hurt marketability for future tenants, you can require the tenant to undo the changes at their expense.

I've been using 37 Signals suite (basecamp, highrise, backpack) for about 10 years. Its intuitive and easy to use for my team but very little updates/development over that time. Highrise is the CRM module and they no longer support it which stinks since I have over 3000 contacts in highrise. Basecamp should do well for a new user looking to start off with something. Its a good stepping stone onto something better as your needs change.

The accounting program will allow you to track expenses through reports. You need to enter each expense as an accounting transaction. I've used many accounting programs over the years and although I've never used Wave, I'm guessing the program lacks the reports you may be looking for. Accounting for construction project management is a niche product. You should try Wave since its free to see if it can meet your needs. 

I would like to establish a LOC on a commercial property (Residential Office) which I own free and clear. Assessed value is $275,000 but I recently did a complete rehab and now its a rental investment property. I think the property would appraise for $350,000. I would like to establish a 70% LOC.

Any recommendations for lenders or advise from anyone who has done this before. This would be my first time obtaining a LOC on a commercial property. Appreciate any input. Stay safe!

I searched the site and forums and was surprised to see there wasn't a tread/review on REI Trifecta software by Cameron Dunlap. I did find an old thread (2-4 years ago) on Cameron's other services but not on REI Trifecta.

What other "comprehensive" software subscriptions are out there? I know if Privy...are there any others?

Any feedback on REI Trifecta?

What about Privy? I also sat through a Sean Terry sponsored webinar (about 1 year ago) on a competitor service to Privy but I can't remember the name of that service. After the webinar, I did do some research and others were talking about it so it's been in existence for a while. Anyone know the like-Privy service(s)?
