@Tyler Speelman in this case I’d as for prepayment. I notice tenants will flake out if I do stuff like this and don’t have payment up front.

@Tyler Speelman I let my tenants know that they are forfeiting their deposit if they move out early. They’re also responsible for the cleaning and the rent if there is a vacancy. For the most part I don’t have vacancies because rentals are in high demand. Better than fighting with people and creating animosity for the remains of the lease.

I wasn't quite sure where I should post this question. If it's already been asked and answered please point me to the right place!

How do you stay in touch and reward your allied resources?

At the real estate office that I manage we sell real estate for Buyer & Sellers, and we also have our own rentals that we manage.
We've built a team of professionals to help us out on a myriad of issues:
Plumbers, Electricians, General Contractors, Septic, etc. 

We are doing an end of the year lunch next week and inviting everyone. 

Any ideas for the rest of the year?

I did the TrafficMASTER brand from Home Depot. I did these because if an area gets damaged it's easy to replace a few tiles here and there.

This is what I'm doing. I just had a tenant move out who let the cat use carpet instead of a litter box. I'm remodeling the apartment to make it "pet friendly". I'll get the non-refundable pet deposit, have them sign a pet addendum, and have a low maintenance unit that doesn't need new carpet after every tenant moves out. Glad I'm not the only one doing the vinyl plank flooring!

I Googling for ways to create a better life and financial freedom and found Paula Pant over at  Afford Anything. I read her little book Escape, which started putting all of into perspective. Then started some more Googling and somehow I ended up coming across Brandon Turner's book 7 Years to 7 Figure Wealth. That turned me on to the Bigger Pockets website and podcast. Now I'm totally obsessed!

I currently use TenantCloud for managing my personal rental properties. It's been user-friendly so far. I work with a real estate team and between the team and close family we have 50+ units. My boss's wife currently manages their family's properties. She's having another baby and wants to get out of managing these properties on her own. So here's where I come in... We want to put together a property management company to handle all of our units and be able to manage units for the real estate investors that we do business with. I am looking for scaleable property management software that does everything including accounting and cutting checks to property owners. Between all of us we have multi-family, single family, commercial, and storage units. What's out there that would fit this bill? Or what systems do you use to accomplish all of this? Thanks!

Good for you! @Brandon Turner is the best! I did the 90 Day Challenge to buy a property by the end of the year. We closed on a 4-plex 2 weeks ago. Good luck with your new property!
