I was just thinking the same thing. We haven’t bought anything since April 2021 and prices skyrocketed during that time. I can’t make the numbers work anymore so I’m a little bit encouraged as I see prices dropping.

Exactly. The lease has expired so all you have to do is to tell them that they have 30 days to move out. No explanation or reason required.

@Brian Weaver I wonder this all the time but once it's paid off it is all cash-flow which would be nice. Then again if you did a 1031 you might be able to get multiple properties or a multifamily that could cashflow that amount or more... It's quite.the predicament...
