But Hemphill Heights along Berry there are better priced properties to grab! Further north is cool, but so pricey these days

Yea, Hemphill Heights from all the way up to Magnolia has really exploded in the last 8yrs!!!!  Fairmount Historic District is really cool too!

There is PLENTY available between that price range! All up and down both Dallas and Fort Worth, and some good areas like Keller, Burleson, Aledo, Mansfield, Arlington, and more!
