I have located a lot of distressed properties in MA. All of them are vacant and I have managed to locate the addresses of some of the owners. My question is, for a newbie investor like myself is this a good start in RE investing ? I want to wholesale deals that other wholesalers seemingly have not touched to avoid competition. I heard from other investors that it can be hard to find these owners but I have been having some success finding their alternative addresses. My other question is, do you think a lot of cash buyers will be interested in properties that have been vacant for over a year if they are at least 30 or 40 percent below market value?

Thanks Mariah for your response. I will definitely ask my buyers those questions because some of them are definitely not funding my deals they are going to their buyer's lists as well.

I see a lot of bandit signs in my farm area. I have called many of them but when I call most of them seem to be wholesalers as well. Some say they have cash investors but most seem to be looking for properties so that they can wholesale them to cash investors. I can I find cash buyers who are mostly or strickly looking for houses that they can buy at a discount? Some of the wholesalers say that we can split the assignment fee which is okay at times but I would much rather assign these properties by myself so that I can generate enough capital to buy properties outright.

I have only been a member for a few days and perhaps I missed some things. But I am also looking for real estate investors in Massachusetts and I haven't come across any thus far. 'll find some on this site. My real estate investors meetings are fine but I'm looking to expand my network. And what better way than the internet.

I thank all of you for your replies and insight. I posed my question because a real estate program heralded how they could show you how to assign contracts from reo properties listed by banks. I really didn't believe this was doable with no proof of funds.

Last year I bought a program by Ameraco. They advertised the fact that they had well over a thousand cash investors all over the country. I paid 495 so that I could submit deals I made after doing my own due diligence on properties that offered a good margin spread for myself and investors. I have read on the internet that they are a scam because no has ever gotten approved. Can anybody tell me that they have had success with Ameraco or do I have to continue the old fashioned way to build my buyer's list?

I am a wholesaler and I have several properties that I would like to put under contract with deep discounts. However, in order for me to put in an offer many of the banks would like me to show proof that I have the funds to make a cash offer, What other options do I have?
