Hi all,

I am working on my first JV, and need some help coming to terms with the investor. Here is the background of what I am working with:

1. I found a good property that cashflows well/has a decent CAP rate and is in an area that is appreciating nicely. However, I was unable to fund the mortgage so I actively found an investor. They want to be paid back in 10 years.

2.  The investor is putting in 75% of the cash needed to finance the mortgage

How do I structure the deal that is profitable for both of us?

Do I treat the investors cash as a 10 year mortgage?  If so, what is an acceptable/average interest rate?  

Or do I structure the deal so that the 100K is paid back at the end of 10 years (when we either sell or refinance?  And just treat profits as a 75/25 split?

Hi all,

I am in some unfamiliar territory and would love to get some advice. I am in the middle of two deals to acquire two multi family units and I was able to network with some colleagues and businessmen to invest in me. Currently, they are willing to put forth the cash necessary to procure a commercial loan (100K and 85K respectively). However, I do not know what terms I should provide them or how to properly structure the JV. In general, I am looking to do the following:

Repayment over 10 years with a modest interest rate (The investors are looking for between a 6-10% return)
60/40 profit split

Ability to buy out their portion of the investment early

Any and all help is welcome! And if you have a sample of a JV contract I could potentially look at it would be much appreciated! Thanks!

Hi all,

I am in the process of looking for a private lender, and any recommendations would be helpful.  Currently I am looking to fund either of the following proposals. 

1. Private Lending of down payment (~70K) for traditional commercial loan, with repayment of less than 5 years, with note and mortgage, in addition to insurance certificate.

2.  Full financing of the property (~500K), with repayment of between 20-30 years, with note and mortgage, in addition to insurance certificates. 

I am a buy and hold investor currently with 4 properties.  Looking to add my first multi family property.  Thanks ya'll and I appreciate any help/recommendations you can send my way!

Hi everyone,

Any advice on how best to find an investor(s) to facilitate the down payment on a multi unit in South Carolina? Currently need roughly ~50K in addition to my own cash on hand to finance a typical 75% LTV commercial loan. Any helpful info or directions to people I should talk to would be greatly appreciated!

And if youre an investor looking for more info, I can provide CAP, rental history, NoI information and price point. Thanks!

Hi everyone,

Im a local Duke MBA student in Durham, military background and am looking to continue investing in the area.   Currently looking into midrange SFH and multifamily near the Duke/SouthPoint/Woodlake area.  Looking to conduct Buy and Hold deals and would prefer turn key properties, but I can find tenants if necessary.  Also willing to partner with anyone who is as interested as I am in the area.  I am working with a local realtor currently who has 21 years of experience in the area to find properties with either good CAP rates or CoC returns, but we are open to any/all help.  If youre interested shoot me a PM...thanks!
