What is the average price range for a single family home out in Haute Indiana?

After watching the free webinar on how to become a rockstar investor, I just had to upgrade my membership. I woke up thinking I was going to watch a few more webinars from the past, and I just couldn't help it. $29 for an education is a bargain to me. Why pay a "guru" when there's plenty of successful pro's willing to to help you out on here. I can definitely see Bigger Pockets sharpening my skills with the tons of information available. Every resource BP has to offer will be taken advantage by me. God bless the Bigger Pockets community, seriously.

You are on the same boat we were in the early/mid 90's. My parents were living paycheck to paycheck just to afford a mortgage payment in Anaheim, Ca. We lost the house and moved to Modesto, Ca in 96. Now my parents own 4 houses, I own another 4 and in the process of building one with my father. Leaving southern California was the best decision my parents ever made. Now when we visit family out there we feel really bad for everyone because of how hard they are struggling to get by. My dad was making about $30 an hour at Helix electric and we could barely get by. Los Angeles and Orange County have a pretty high cost of living and most jobs don't seem to pay very well. Best wishes on your transfer, I'm sure you won't regret it

Thanks for the recommendation. There's also a really good course called "The Weekend Millionaire". It focuses only on investing in rental properties. I feel like that book, along with Garry Keller's book "The Millionare Real Estate Investor" have made a big impact and I feel a lot more confident of my future decisions.

Fortunately for me, I've never had to evict someone. If they can show me legitimate proof of their income, and have the full deposit, I let them in. Of course you still have to screen the tenant. One thing I've learned is to never let a prospect know thay he/she is the first to fill out an application. That way if for some reason they don't meet your criteria, you can move on to the most qualified applicant.

@Jo-Ann Lapin, definitely. That is the reason why I recently sold one of my houses. It definitely paid off, I purchased it in 2009 for 55K and it closed this year @176. I never plan on selling because I like making profits from rental income and accumulate equity. But it got to the point where my tenants kept getting broken into and just recently somebody got shot two houses down from mine. With that money I'm about to start building a much bigger house and in a much better area.

@David Song that is awesome that you recently flipped a house in Modesto. I've lived here for over 20 years, so I know the area pretty well. One thing I can tell you is that the rental market is hot right now, there's definitely more demand thsn supply. The 95356 zip code I believe is by Del Rio. That is a very desired area here in Modesto.

Thank you everyone for the warm welcome. I definitely wasn't just going to just drop 6K on a get rich quick scheme without doing my research. It's nice to see there's a lot of people here from California and other states as well. 

Post: How do you collects rent?

I usually go and collect it myself at the property. My properties are located in the lower income atea of the city, so I can't be too picky. Rents are due on the first and they have till the 5th to pay. If I don't receive rent by the 5th, they have to pay me $25 for each day late. Once it accumulates to $250 in late fees I serve the 3 day pay or quit. After Three days I send a 90 day eviction notice. Here in California it takes about 90 days to evict someone and if they have children and make the judge feel sorry for them in court, it can take up to 6 months to get someone out. So sometimes you just can't be too picky.

Hello everyone, and thank you for taking the moment to read my introduction. I have started reading a few audiobooks on real estate investing(The Weekend Millionaire, The Millionaire Real Estate investor) but I always fall asleep half way because I do so at night. I own 3 paid off properties in Modesto, Ca. Just sold a fourth one that I had and I'm using that money to build a house on a vacant lot that my dad purchased about two years ago. The reason I landed on bigger pockets is because a "mentor/coach" called me yesterday and told me that for $6000 he would walk me down the right path to become a successful real estate investor and practically help me out with every transaction to make sure I don't make any newbie mistakes. I was googling to see if that was a ripoff and somehow this page popped up. I don't know much about real estate investing, other than that I got very lucky by purchasing a few homes right after the 2007 housing bust. I look forward to meeting knowledgeable people that we can both share value with eachother.
