Hello 

So i just bought my first probate lead list with property attached. Before starting my campaign i want to verify that this list is legitimate, what can i research on the list that would verify a probate took place and there is a property attached.

Can I handle the volume all by myself?(assuming it's just you)

And how do being proactive w/ missed calls. I.e: 24-hr recorded msg, do you have your calls answered by a "Person" or machine? (if vmail, how can you insure that they will leave a msg, you can't however, giving you food for thought I hope!) 

Should your caller not leave a msg...?

Another assumption, "Your calling EVERY missed call back.

I will probably do both, probates is a niche that i would like to get into more than absentee but i will try both on my first campaign . 


As far as call handling, i will split my monthly mailing into 4 (once a week) to control the incoming call volume. I have a business and this will my second endeavor so i will be available most of the day to take calls. I will be looking into automation and calls systems such as patlive once i'm done researching the campaign plan . I like to move in steps so once i'm confident in my campaign plan i will move on to planning the calling system.

I'm planning my first campaign and while i'm leaning more towards probates i'm thinking i might as well send to Absentee as well. Im budgeting for 2000-3000 mailers a month for 7 months. Should i focus on one list or hitting both would be better ?

I'm a new investor and have been reading a lot. Choosing to go with the somewhat more difficult market in the hopes of accomplishing more. 

I  would like feedback from seasoned investors. What is better or should i target both? 

I'm trying to generate a list for Orange County, When choosing No preference on "owner occupied status" i get 8,471 count, when choosing absentee owned it shrinks to 10. Is this something with how California furnishes information?

@Michael Quarles i'd appreciate your feedback. 

Anyway here is my  criteria 

Geography
CA:Orange

Bathrooms
1-10 

Bedrooms 
2-10 

Equity 
31%-100%


Length of Residence: 
1-7 years (i don't want to miss out on newcomers that want out soon after they get a feel for being a landlord)

Total Assessed Value: 
$175k-$500k  (175k to omit war zones)

Age 

45-65+ 


Options 
Mailing address and property address complete

Corporate owned 
exclude 

Trustee Owned 
exclude 

Count: 8,471 count

Pick Absentee owner only : Count shrinks to 10
