This is going to be a great change from the usual HGTV flipping shows!  Finally an investor who doesn't have to play to the formula of (un)reality tv!  I heard Tyler Jenson talk about this before,  He doesn't let anyone form the job site go to Home Depot, He has lunch catered every day, and he rents shipping containers to keep all the materials in it.

I'm sure any investor can learn a thing or 2 about flipping from this show.

House is for sale at $159,999. ARV is $336,000. The property is a fixer upper. Repairs are estimated between $101,000 and $105,000. Repairs needed are foundation repair, pool resurfacing, interior updating.

Terms are 8% Purchase price for down payment. 4.9% annual interest rate based on 30 year fixed rate mortgage. Payments are PITI and paid to a 3rd party loan servicing company. Buyer has the option to make a balloon payment after 36 months.

How can I check to see if a condominium has assessments against it? I know HOAs are tricky entities but is there some way to get to make sure nothing is being hidden form a buyer of a condo?

@Joseph England Thank you for sharing your successes. How were you able to buy so many properties? Were you doing direct marketing? Buying off the MLS? Auctions?

I live in Southern California and I'm always curious how investors in other parts of the country are acquiring their properties.

Antoine,

I have put mailing campaigns on credit cards. I do not recommend it to anyone. I ran up some steep balances and it took a long time to pay them off. If I could go back and do it the right way I would get a side job. Save all that money and figure out what I could afford to mail to. I would repeat that every 6-8 weeks using the money from the side job. Then when you do get your deal you can wholesale it and then use that money to increase you mailing. Then you'll get more deals and you're on your way.

Thanks Roy! I was just reading because the lot isn't part of the sale its very hard to get financing on it. Not owning the lot is a real negative.
