Post: Redfin Or Zillow?

Both website are a great resources for finding information on properties.  I find Zillow.com helpful for finding comparable over Redfin.com.  Zillow gives you property tax data and I have not found where Redfin shows this data.  Probably not helpful enough to give you the answer you are looking for, but that is my personal experience.

Although I agree with your suggestion, I believe there is more thought to functionality behind my suggestion.  Main reason why I suggest it is, I would rather use the tool I paid to utilize.  Simply to maximize investment dollars.  Not sure why I would want to look elsewhere.  I believe that was BP's goal.  Maybe, however, I could be wrong.  It would certainly add value to the Pro membership package.

I'm relatively new on the BP forum, however, I've noticed that I find deals that I would like to evaluate when on the move from my phone on the BP app. Has there been any discussion to add the calculation tools to the BP App? If not, maybe we can kick up the discussion to implement the idea.

@Dominique Jones I am new to the business too and have run into several obstacles that make me wonder how other people find simple success.  In the end, its up to you to succeed and your tenacity to win.  When I have faced an issue, I keep going.  At this point, I have found it difficult to find a reliable contractor to rehab my property.  I spent 4 hours today calling realtors asking for reliable contractors.  I made about 50 phone calls overall.  I finally found a guy that gave me a feeling that he can do the job.  I realize this isn't a funding success you were looking for, but you have to keep calling banks and private lenders until you find the one that will work with you.  Remember it is up to you, not any one else, to succeed in this business.

Again, I am new and just working on my first deal.  I have no clue what I am going to do round 2 and beyond.

@Nicholas Reece Thank you for your input.  I agree with your first point.  Sorry to hear you had such a negative experience and hope the home is making you plenty of money for you to make up for the tools you had to replace.  I will look up the Simplisafe alarm system as an option to the project.

This property is located in a rural part of the Longview area of Gregg County, where it is only monitored by the Gregg County Sheriff's office.  I have spoken to the Sheriff's office and they have added the property to the special watch list.  Hoping this will prevent these rats from helping themselves.

In a perfect world, I would like a contractor that can handle all the tasks him or herself and bring in specialty hands as needed.  However, at this point, I will take what I can get.  The investment property is a manufactured home with wood structures added on.  

I first need to get the clutter out.  Then do the demo, repair and then improvements necessary to maximize rent potential.  I will PM each of you.

My wife and I have negotiated to purchase our first REI deal in East Texas, near Longview. I would like to network with other REIs that are connected to this area. The property has some great potential, but needs some work. Getting a contractor to give me a bid has proven difficult. Also, this property is unoccupied with a ton of junk inside - which means thieves are coming in and out as they please. How do I find a reliable contractor that comes with a reliable price and stop the break-ins?
Brandon Hall thank you. I was not able to find the question answered by searching and realize it's an elementary question. So I'm a bit embarrassed for asking, but I appreciate your insight.

Yes, great question for my tax accountant. I am working to closing my first REI deal and will not be relying on this property for income purposes. I have scoured the forum for this specific question and do not see it addressed. I intend to roll the net income from the property back into the lien to accelerate the loan payoff. Not being a tax professional, I blindly ask, will I still have to pay income tax on the net profits being reinvested?

@Tom Keith I was not aware Union Grove ISD was all that stellar.  More the reason to follow through with the deal.  I have an AC guy, but he also is not fast.  I also have a contractor in mind, but as mentioned, he's older and is much slower to respond to provide a final estimate.  I'm hoping this doesn't translate into being slow on the job site.  He is someone that I trust very much, as he has been a family friend for many decades, as well as a good ole country boy that does what he says.  

I have connections to a central air guy, but I would very much appreciate your recommendation.
