I think that's an option but i will want to know if the losses built through cost segregation can be used to offset W2 income or will that require real estate professional status?

Hi All- This is my first year in real estate investing and i have bought 4 properties this year spending roughly 30-40K in each of the properties for rehab. Can anyone please suggest me if i can offset that spending against my W2 income (>200K)? I’m putting al those properties on long term rentals. I understand you may not be tax expert but any general guidance will be appreciated. 

Additionally will take any CPA recommendations? Looking to find someone who works with real estate professionals.

@Jeff CopelandI don't need to sign any lease guaranty nor does anywhere in lease describes lease guaranty. 

I'm signing a commercial lease and i have created an LLC for it. This is my first time doing it, when the landlord company sent me the lease agreement. Mine and my partner name is listed in Tenant as following " Joe Doe and John Dee DBA Timeline Greater LLC". If something happens like i'm not able to pay the rent on time, or something happened with the property in terms of repair (NNN lease) which i am not able to cover. Am I personally liable for it or will my LLC be liable for it?

Brinkley Arkansas a small town by Little Rock. Looking at a potential flip in the area, would like to talk to someone who's familiar with that market? Currently the number makes sense, but the town has only 3K population, so wondering if I would be even able to sell the property or not.
