Also open to other midwest markets at the price points of upto 100K for SFH and duplex. Goal is to start with one purchase and then snow ball!

Hi,

I currently have 150K and want to start investing in local markets, ideally midwest. I have looked into Ohio, Arkansas, Alabama. Im looking to connect with investors and agents whom transact with out of state investors. Buy box is single family, duplex, triplex, and quadplex, open to light cosmetic rehab, close to 1% rule in terms of rent.

I appreciate your response, to be more specific, God forbid things dont workout between us, whats the worse case scenario given im on the loan and were both on the deed? worse case situation i can see is im stuck with the loan while we both own the house

Hi, my fiance and I closed on a house, both of us are on the deed, however I was the only one able to qualify for an FHA mortgage. We both brought half the downpayment + closing cost. My question is, what are some things to be aware of if god forbid things dont workout? as in protecting myself in this circumstances? what are some things to think about or be prepared for? I appreciate the guidance. The properties in California
