Hey @Allen Lyons welcome to BP. I would suggest you use the mortgage route leverage is going to help you maximize your returns in real estate investing. Remember to use OPM (other peoples money). Hope it helps.

Hello @Christian Carson . From everything you just said I would say option #1 seems like the best option in my opinion. It will make your second floor unit more desirable and you won't have to be splitting the utility bill and having to deal with that headache every month. Hope it helps in your decision.

Hello @Dante Nava I don't have any con's but I think if you are going to have con's only if you don't implement your rules properly. I think when following that key rule it should be a good experience. Hope it helps.

Hello @Sung-Yong Kim . I would recommend trying what Bill just told you, that is weird you can't find properties under multi I manage to find a ton of them but then again I am sure that California market is a lot different than the Virginia market. Also try maybe specifying what exactly what your are search that has always help me narrow things down. For example put that you are looking for a unit that has exactly 4/2 baths per say and that you want it to be no higher than 2000 sq ft. I think that will help you weave out what you are not looking for. Hope it helps.

Hello @Simeon Etoria . I had the same problem but luckily now I have a great realtor and also a partner with a realtor licence. The way I learned to deal with this was by using Zillow , Realtor.com and Zillow rentals. Simply search throughout that same area of the house you are looking for and check what other property around there with the same type of features and if you know your market well these numbers shouldn't be too off. The great thing about it is that these services are free. When you find a realtor that does want to be cooperative with you compare and contrast the results you have been getting in your own research compared to what the realtor is giving. This method has worked for me I hope it helps
