Hello Brian,

I mainly go off of referrals out here in NY. In your case, I would reach out to investors in your area at REI meet ups or on BP. Investors who are happy with the work from contractors they've worked with, are usually willing to refer their contractors to other investors. I've also stacked up a decent amount of GC business cards by stopping by at pretty much every rehab, construction job I see while walking/driving around my area.

Several podcast guests have suggested showing up to home depot bright and early when they open in the morning. These GCs are generally the ones who can be counted on to be punctual and prepared for the job.

Also, I've heard people mention homeadvisor.com. I haven't looked into that option.

Hello David,

I think it depends on what kind of property it is. You mentioned these areas don't even get vacuumed which leads me to believe nobody would notice that a paint job in the hallway wasn't done professionally. I'd say DIY if you think its worth the time it takes to do it.

Hello Cody,

Just passing through and picking up some tips from the great advice you're getting on here. My partner and I are getting ready for our first campaign as well. We're targeting MFR with equity but haven't purchased a list yet. If it yields results too large for our budget, we might narrow it down to absentee owners.

I know you originally posted this a few months ago so I'm hoping your first cycle went well!... Did you mail out inexpensive postcards first? OR Did you go straight to the yellow letters? What kind of responses did you get?

I think @Justin Owens pretty much covered it all in his response. Take advantage of the FREE podcasts, webinars, member forums, member blogs, and BP blogs. Another helpful tool is what you've already done by writing this post, seeking advice on specific or general topics right here on these forums will get you where you need to go.

From all this free info, find out what niche interests you and learn all there is to know about it. The mentorship, funding, deals, and PROFITS will come...

Great success story Darren!

I'm happy for you as this seems to be something you're extremely passionate about. I totally agree with your bit in the end regarding believing in yourself. As cliche as it may sound, it is so true! That belief in ourselves is what keeps us pushing forward against the toughest odds.

I have a question, did you partner up with anyone (mentor, private lender, etc) and if so, how did you structure your partnership? I'm asking since you mentioned having guidance along the way.

I wish you many more deals in the future!

Hello Dain,

I would start by attending local REI meetings. You can meet people who can introduce you to people... and it goes on and on. Eventually, if you make the right contacts you'll get in touch with cash buyers. Its not always an easy road if you're avoiding the hard money route.

Also, I like to call up all the "we buy houses" signs in my area and get a feel for what they're about by talking for a few minutes. I, too, am starting to build up my list and I find that its not as quick a process as I initially thought but its been moving in the right direction since I talking to EVERYONE I could about my investment plans & strategies. The more convos you have, the more chances you have of finding what you want to find.

Great post! I love the kind of club you've assembled out there. Theres a group here in NY that I started attending and although we've only had 3 meetings thus far, our intention is to build it up to something along the lines of what you've described in your post. 

I definitely agree with the notion that together we can climb further and faster than we can on our own. In life and in business, this is the approach we should all be taking.

Thats horrible. I'm glad you're blasting his name out here because you're possibly preventing someone else from stepping into this guy's trap while also cleaning up the streets so to speak. Our industry is facing some obstacles as it is and having snakes sneaking through the grass like that only puts the business as a whole in a bad place.

Good thing your hard/honest work speaks for itself and your clients know who really has their best interest in mind.
