I'm a licensed real estate agent who used to flip properties, and now I own a wholesaling company. Since you are acting as a principal in your company, you would only need to disclose that you are an agent. You don't have to pay any commission to your broker because you are buying it with your company, and you are unrepresented. When you are selling, if you are the listing agent, you will have to go through your broker and comply with all the necessary paperwork.

I received advice from a real estate attorney in my state, so I would highly recommend discussing this matter with one in your state.

Wholesalers without licenses can lose in litigation. It is easier to litigate against you now that you have a license.

SO what you think is the smart way to go about this?

Hello, everyone! I've got a question for you. In June, I purchased a house, and we closed the deal in July using a conventional loan. Since then, I've been hard at work fixing it up, and our goal is to complete the rehab by mid-September. Now, my plan is to go for a cash-out refinance with this mortgage. I've been talking to a few folks about it, and opinions vary. Some say it's not possible, while others suggest that credit unions might be able to help with a cash-out refinance without worrying about a seasoning period. Does anyone here have any insights on this? Thanks in advance!. For the numbers, I bought it for $80k and the ARV around the area is $155K
