Post: Buying House Hack as Primary without Fraud

@Evan Polaski

I didn't need rental income when I did this before and my income has not changed, so I would think not... I may investigate that further.

Would it be possible to move into this multi family while keeping my current house empty? That's where the mortgage fraud issue can come into play I've heard however.

I assume you moved back into your primary you had before the multifamily? That would be the plan for me if possible. I've heard that 12 months in the new property is needed.

Hi Folks,

I’m interested in buying a multi family as my next investment as a house hack, but then eventually moving back into my primary.

My lender told me that having tenants Sign a contract before moving out of my primary would increase the likliehood of underwriter approval.

Does anyone know if there are any lease limits to this (for example, can I use my home as a STR and buy the multi family as a primary?)

What’s the best way to do this? What have you seen done?

@Jamie Grubb I believe you meant "has not visited".

Hey @Mike Redondo,

I'm in the Daytona area market (though I don't invest in Daytona Beach proper) and I'd love to connect.

I'm looking at investing in a small multifamily after I close on my next deal which is in the works to go under contract soon. Feel free to message me, I think there's a lot of opportunity here. It's not too far from you and the area is really up and coming.

A property I own in Port Orange has gone through the roof in appreciation and people were fighting hand over fist to rent it this past Spring.

Hi Folks,

Any idea on if insurance would cover a roof that I repair myself. Note- this is for a potential rental purchase.

Got a 3.6% rate after the refi.

Hey @Deborah Richards

I did a cash out refi. Got a lower interest rate and successfully turned the house into a well cash flowing rental. (Huge demand for it too with work from home)

Next, I bought another primary. Looking for other deals now that I have more cash. My primary wasn’t super expensive, plus now I have rental cash flow.

I wouldn’t touch that property with a ten foot pole with that tenant presently residing.

I have a rental in Port Orange and looking for another!

Like any other city, there are different areas with different problems.  I actually think you can have a successful rental in 32117 zip.  There are some very quiet streets and neighborhoods so don't rule it out.  You will probably see a higher vacancy rate as this zip and 32114 both have a very transient rental population so they tend not to stay longer than a year.  On the other hand, these two areas still have properties priced so that you can see a good return.  And at your budget of under 200k, it's going to be difficult finding single families outside those areas.  I would also suggest you look at single family attached homes.  There are a number of them with low HOAs (or no HOAs) that would be great rental properties.  Rents here, from Port Orange to Ormond Beach are rising like you wouldn't believe and supply is at a record low.  There is a lot of opportunity for rental investment if you are willing to do some rehab.  PM me if you'd like to discuss further.
