Hi Kayla - Personally, I would go with a property management company especially if you want to get out of the weeds of managing your properties, which is a large portfolio!  As you know there is so much involved like lease renewals, maintenance requests, walk-throughs, etc. My guess is even with an assistant you will still have to do a lot of the work.

As for your maintenance guy, that is definitely a unique situation!  Even if the two companies are under two separate LLCs, insurance companies still won't insure them?  If I come across something like this I will definitely pass any information along.

Have you spoke with a property management company?  It may be worthwhile to speak and find out more information.  While you have to spend money on management fees, it will accomplish your goal of your property appreciating.  A good company can do a market analysis to see what is the rental rates are for that particular area, do evaluation to see what repairs are needed, take the right pictures for marketing, have multiple ways of posting your property and finally getting the right tenants so you have a piece of mind.

Hi everyone!

I saw in Charlotte Business journal that housing supply increased in January and continues to increase into February.  Some highlights of the article:

- New listing increased 11.3% year over year from Jan 24 to Jan 25

- 8204 homes listed for sale in Feb by 32.7% over the year

- Highest showings are Matthews, Huntersville, Waxhaw, Charlotte and Concord

Even with inventory increasing, levels are still under 3 months indicating its still a seller's market.    Curious to know what inventors think about the current market conditions?

Hi Daniel - I would recommend hiring a property management company that is local to the market. A good property management company will utilize market focused tools and systems to market the property while using automated systems to manage the property in a seamless manner. In addition, a strong property management company will tackle all aspects of marketing, application, ensuring resident satisfaction, fair housing, handling late payment/evictions, renewals, etc.  Personally, I don't see tech company being able to handle the complexities of property management.  I hope that helps!

Hi everyone! My name is Abdul and I just joined BiggerPockets!  I am excited to meet other members on this platform.  I am hoping to learn, network and even provide insight.

Currently, I own and operate a property management company, PMI Cardinal, in the Charlotte area. We are focused on residential and commercial property management. My main objective is to grow my business and really build out my network with professionals on this platform!

 I reside with my family in Matthews, NC.  Outside of work, I enjoy spending time with my family, staying active, supporting my children's sports activities and volunteer as an assistant hockey coach.
