I have a list of 65,000 LLCs that I am trying to skip trace. Need to find a service to do it or a way to do this. My list will keep expanding so I need a dependable service. Any one have suggestions or tried someone out?

They got me too. Big time scam

Always been a headache to me. Make sure you put a pen to estimated rehab then add 10%. I like nicer houses that just need paint and flooring or maybe a roof. Less profit but less headache

We have a bunch of Real Estate agents throughout the country that deal with fix and flips and investment properties that are looking at dealing with end buyers as wholesalers are giving alot of people a bad taste in their mouth with shady business. Condo buy & hold investment in Homer.

Purchase price: $290,000
Cash invested: $85,000

Bought this 6 unit condo set utilizing a seller finance structure at 0%. Monthly payment is $1,000. Dealing with a HOA scam that is going on with it, but besides the scam I'm actually really proud of this deal. Average rent is $800, but this entire zip code is slowing growing over time and getting better.

What made you interested in investing in this type of deal?

The 0% interest deal

Property managers can be huge scammers, wholesalers and realtors do not care about you so don't trust anything they say, ask hoa for financials before moving through the deal

Through Prosway.com. Realtors submitted it on there and I jumped on it right away

Fixed the units up, pushing hoa hard to fix complex up and raise value
