Thanks so much for the market analysis! It's always good to hear from the locals how the market is going in each town. I myself live in Pawcatuck CT, but moved here from RI only a few years ago, so I was unfamiliar with the north western area of CT.

I am also interested in multifamily investing around Fall River. My partner works at NUWC and it is the closest commute time that is affordable. Although I have yet to invest and have no advice to give, it’s great to hear of others investing in the same area.

Great to hear another investor in Rhode Island! Many of my family’s rental houses are multi family near the University of RI, so we tend to include snow removal and gardening for college kids (because they are unlikely to do it themselves). Depending on your area and who you plan to rent to, this could vary. I hope this helps.

I can’t speak to the market, but I do know that Connecticut is a beautiful place and one of the safest states in the nation. It’s a great bit for advertising; good luck!

Those are great tips for insurance estimates; thanks for that! I will check out an independent third party. Also, that's good to hear about crime and safety checks. I want to make sure that me and my partner will be moving into a safe area when we buy, and that will be really helpful.

@Craig Bellot Thanks for the warm welcome! I didn't know about rentometer.com, that's a great resource. I've been trying to analyze properties for their monthly cash flow and ROI using the four square method from this website, using homes from zillow. One thing I have been having trouble with is estimating home insurance costs. I'm really not familiar with the average costs of insurance on rental properties, and I feel like that uncertainty could make or break a good analysis on a home. Do you happen to know a good way of predicting insurance costs on a home?
