Congrats on purchasing your first property Kyle! I'm a real estate agent/investor in Houston/Austin and would be happy to pull comps for you to give you an idea of what you could rent it for. 

A few thoughts that come to mind, can you get a 30 yr instead of 15 year mortgage? Is it possible for you to get to 20% down? Just DM me and I can talk through options you have. 

Your last resort should be to sell as you will lose 5-10% on closing costs alone. Not to mention the supply/demand have both taken a hit due to COVID. You have options, we just need to find which one fits the best.

Hi BP Fam,

I'm in Houston, TX working on leasing a 20K sq ft retail strip center. This is my first time screening tenants so I have a few questions.

1. What are the key criteria you use to screen tenants?

2. How have you protected yourself from riskier tenants? Any good practices you have used?

3. How do you manage tenant allowance in a large space? We have a tenant who wants 11K sq ft and has only 1 other location for their business.

Is there a good site to check recently sold commercial listings? I've tried Loopnet and based on the filters only see on the market deals. I'm looking in the Houston area, any recommendations or help will be greatly appreciated!

@Ronald Rohde in short yes. We had a child care facility set on 8,000 Sq. Ft. Our issue with the bigger players is how interested would they be in a smaller leasing opportunity vs the massive office buildings they typically get. 

I'd prefer a company with a strong footing in Texas who works with national brokerages to place franchises. It's been a challenge finding a great brokerage thus far.

I am building a 20,000 Sq. Ft. retail strip center in Pearland, TX. Framing is done and we are looking forward to leasing the space. ETA is about 45 days until completion. Does anyone have a good experience with a national brokerage or local brokerage that has relationships with franchises and other businesses?

Any other tips to find a great brokerage are greatly appreciated.

I'm a real estate agent and send EDDM in the Pasadena area. It will require consistent messaging (weekly, monthly, quarterly) in order to establish a presence in your market. I work with a shop here in Pasadena but I know they do EDDM all over Houston. He is a great guy and will work with you.
