I wonder if it'd be helpful to have that fee parsed out or identified in the lease or somewhere? We do have someone hired to clean - I believe she comes every two weeks but I've been wondering if more frequent would be helpful? I also don't want her to feel like she needs to be doing people's dishes - as that's not what she's hired to do... if that makes sense? We're happy to cover cleaning the kitchen to keep grime at bay but the day to day wash your own dishes and clean up after yourselves seems to be getting lost somewhere. The tenants are students so I know part of this is just them learning to live independently but man... it's really frustrating and frankly just gross to see how they leave it - and I'd imagine frustrating for the tenants who do clean up and want to utilize the space to cook. 

I do think we need to be more clear in the lease and at the outset/upon move in on the expectations for communal spaces and the penalties or consequences if these aren't followed... I don't want to feel like a drill sergeant but do want to make sure we're clear right away to avoid issues down the road.

If you have properties with communal spaces - how do you manage those in terms of cleanliness ... think kitchens, bathrooms, etc. We're running into some trouble with tenants just leaving things a complete mess, gross, unsanitary (raw meat running out of the fridge in the kitchen, dumping grease down the drain despite notices not to do so, etc). It's extremely frustrating and we're coming up short on how to enforce some guidelines and rules that need to be followed. 

Any advice?
