Thanks for the reply Denny, I agree that makes sense. The question was more focused on what factors people look at (if any) before choosing a particular neighborhood or city to invest in before jumping into evaluating deals in a particular market. Maybe corporate relocations, new highways, etc that could lead to appreciation. Or population growth and job growth in an area. For example, 5+ years ago I could've analyzed deals based on cash flow in St. Ann or Wentzville and came up with the same return estimates. However, I would have been much better off buying in wentzville because of the growth/appreciation in that area.

It seems like there's a lot of money going into the forest park/midtown area. I've been reading a lot of articles about plans for the area. Here's one:

I'm considering buying a multi-family property around this area. Wanted to get other peoples thoughts on this. I have not bought an investment property yet. I initially started looking at just cash flow, but I also want to invest for appreciation if possible.

Hi,

I'm new to investing and looking to purchase a multi-family property in st. charles county or possibly st. louis depending on the deal within the next few months. I like the potential of house hacking. I have been listening to podcasts and finishing my 3rd book now. I'm looking for a local mentor or possibly a local realtor who is a successful active investor in my area.
