Welcome to BP.  Sounds like the two of you have a strong work ethic which is definitely a plus.  I've done lots of similar work in many of my rehabs as well and actually I really enjoy the work.  You'll be able to learn all and more you'll need right here on BP.

@Matt R. I finally got time this morning to listen to that prank call...it was awesome.  After being in property management I can completely see that conversation happening in real life.  Hats off to that lady answering the call, she did a pretty good job.

@Scott Weaner I think your comment is awesome. I bet if he wanted to push our wonderful government hard enough he probably could get it as an Emotional Service Pool.  I mean why not. 

@Jay C.  to get it out we can just use a submersible pump. 

@Ben Leybovich I bet I'm a faster swimmer than you :). You might drown, after all it is a whopping 3' deep. 

@Joshua Diaz  I think I should keep the tree for having to deal with it.

@Luca Gobbini  Welcome to BP and congrats on taking action. You've got a great start so keep it up. 

You're right in that Springfield doesn't have the best returns but some great deals can still be found. Our economy is "slow and steady ".

@Jon Holdman I completely agree with John. Start with a new manager that you vet very well then use the numbers to make your decision.

@David Dachtera you're completely right, it can't come out. Then there would be a house with no basement which means no pool which means no ladies which means no college boys as tenants.

@David Dachtera I've seen fans like that for sure. The ones upstairs are still ok. He said it has only been down there a couple months but we both know that I'm sure it has been much longer.

@Maceo Lewis You must make a change today or get a new property manager. If all you are getting is yearly numbers there is no accountability for them. You should be getting reports on a monthly basis.

No ceiling fans down there but definitely the smell of humidity. The tenant said that his roommate comes down and puts the chemicals in and turns the pump on every so often. It is going to take some time to pump it all out.
