Set for Life is one of my favorite books for beginners. Highly recommended. 

I think he updated the numbers to reflect the current market, then added some new tricks he's learned over the years.

My goals are pretty aligned with yours -- wanting to BRRRR in west MI; I live in Holland.

This thread is a little old. I was wondering if you had success investing around here, and if so, what markets do you recommend, and do you have any rockstar contacts you can share with me? (brokers that can reliably dig up and identify the BRRRR gems, local contractors, portfolio lender, insurance, etc).

 That’s good to know, thanks. In that case, what max budget instead of $350k  would you recommend to conservatively make a few hundred$$ per month in cash flow? $300k? $250k? Assuming the same rent income at $2500.

What are the properties worth?  What they are selling for doesn't tell me what they're worth.

Are they all the same type (size, location, etc...) or are they different?  If they are different, what are the differences?

Hi- I’m not sure what CF is, sorry I’m new to this. To clarify this is not a single multi-unit purchase. This would be purchasing several single family homes one at a time from the current owners. They would all be within a 20mile radius, all valued around the purchase price.
