Thank you, very helpful!  Do you have any advise on how (or) who could assess the value for a burned down lot?

Yes, insurance is involved and damage is being assessed.  It is only a 800 sq. ft property and most of it was damaged in the fire.  Do you have experience with both/either scenario?  Any advise?

Any recommendations / advise on pursuing a full scrape vs. mitigating damages after a house fire?  Also, any recommendations for rehab contractors in the Fort Collins area?

Have you reviewed the Path to Purchase https://www.biggerpockets.com/...?  It suggests content to review during each step of the investor journey.  Another resource that you may want to check out is the Rookie Bootcamp. https://get.biggerpockets.com/...

Is anyone familiar with the investment strategy of acquiring a property through a Trust to take over payments from a seller and maintain their interest rate and lender (typically due a financially distressed situation)? I am curious to learn more about how it works and the tradeoffs with the approach.

Every business plan is unique and should be tailored to your specific goals, so I am not sure that I can provide an applicable template. However, the outline below is fairly standard across most business plans.

  1. Executive Summary (Objective, mission, keys to success, etc.)
  2. Company Summary (Goals, operations, ownership & personnel experience, etc.)
  3. Market Analysis & Strategy (Approach for finding deals, investment strategy, etc.)
  4. Financial Plan (Startup costs, leverage, reserves, etc.)
  5. Exit Strategy (Timeline or milestones for exiting or refinancing investments)

What are everyone's thoughts on using a smart lock for a long term rental?  If you do use one, any recommendations on brand?
