I'd like to echo the comment about looking for at the very least, and ADU option for your property. I have found a nice pocket off of St. John's that is still on the cheaper side for Austin but having A TON of renovated properties so if you are looking at holding for 24 months, should see a nice up swing!
The Apple campus is another great hot spot to look into but the point that keeps being reiterated, for a reason, is have multiple doors!

In Austin, if you are going to do any renovations, plan accordingly for the time the City will take to approve things. Easily can add an extra 2 months when you run your numbers.

I cannot recommend Joel Richardson at Prime Lending highly enough! I was able to get my mortgage fully funded in 17 calendar days. Will definitely use again. Joel works with flippers and investors regularly and has a very knowledgeable and effective team. 


Flip side of the coin, I would NEVER use Movement Mortgage again

I was repeatedly lied to, neglected, and in the end, assumed that I wouldn't review their (incorrect) work before signing.

They told me everything was smooth sailing (including calling me 48 hours before closing to confirm that I was good to close) up til 2 days before my closing at which point, it was revealed that no action had been taken on my loan. 

The appraiser that they sent out afterwards wasn't approved in their system; a charge they tried to bill me for.

They refused to update my contractor's bid to a lower loan amount. Their default answer was that any remaining funds would be deducted from the principal upon completion. As if I would ignore the fact that I was paying interest on unneeded funds until construction was finished. In effect, I would have paid over $675 in pure interest to them as a result.

I also asked to have the first 5 months of the mortgage payments wrapped into the loan so I wouldn't have to pay for anything during the construction timeline (and flip of the property). They said that would be fine, but only listed it for 3 months. These were all errors that I had to catch, day of closing.

TL;DR

Prime Lending is a champ!

Avoid Movement Mortgage like the plague.

@Wayne Brooks I am buying. They apparently never completed the permits to legally allow the ADU so that 30-40K is to meter the water properly. It is currently split between the neighbor and myself and only supposed to permit 2 bathroom per lot.

I was at the closing table and I get a last minute text from my contractor that the city permits were rejected and needed another 30-40 grand to overcome. Title said that they don't check against outstanding permits.

Creative ideas for how I can proceed?

That is the current estimate for this tax year. Last year was $6100. 

Yeah, I was going to be living in one half of it and the $2K was with both sides rented. The current tenants are month to month paying $850 and $900 respectively. I am currently paying $1650 for a 3 bedroom/2 bath house a few blacks away.
