They are slow on their unit turns. I believe they are working to address this, but it's an issue at this time. Their maintenance can also be on the expensive side.

^^^ This. 6 weeks for a simple turn. It was cheaper for me to fly from LA, stay in KC for 3 days and do the painting myself then it was for Voepel do it in my turn property. Also they are now charging for maintenance quotes. The fee does come off the back end but they are also charging 10% for the PM of projects.  

I still have 1 property with them but I have move some others. Not sure the new PM will be better but the past pain was enough to make me move.

Nice post and good job getting out before you got hurt

Sound like the breaker is performing as designed and tripping on an overload condition.

You need to trace out the circuit STARTING at the panel and determine how much load is on this circuit. Just because you don't have much equipment plugged in the at the BR and BA that doesn't mean this circuit doesn't support other outlets or equipment in other rooms. If your electrician can't provide this answer then you need a new electrician.

Remember to size your breaker by the wire, i.e. 14 AWG = 15 Amp breaker and 12 AWG = 20 Amp breaker.

The bathroom should be on its own dedicated circuit. I'd recommend a GFIC dedicated, 20A circuit. Pull new 12/2 if necessary and make sure the ground wire is connected. 

Start a new asset account called "prepaid rent".  Also start a new liability account to track the service obliagtion so you can balance every month.  

At the end of every month credit the asset, debit the liability and tranfer the rent amount into the income account.

I entered into a contract for a TK SFH with KC USREEB. Upon inspection it was discovered that the house was in a fire. This was discovered in the general inspection and the structural inspection by the civil engineer.

That means one of two thing occurred. 1. They were unaware of the fire, which explains the non-disclosure, but makes them incompetent (in my opinion) or 2. They were aware of the fire and didn't disclose it which makes them law-breakers. You pick.
