Scoot Mathew C. All of the above. And I would love to pick your brain. I want real world, local knowledge. Not some guru telling me I can make a million dollars if I follow his out of touch method. I am serious about wanting to make this my profession. But I will not be just another person that tried and failed because they thought it would by easy and some guru said pay me x amount of dollars and I'll tell you just enough to waste your time and spit you out the back end... 

I am looking for people in the know around my area that are actively wholesaling to give me advice. It sounds like @Jorie Aulston you could be a help to me in starting my endeavors.

Im sorry for the way that showed up I think I should make sure everything I typed showed up lol. The question is can anyone give me contract templates for putting the property under contract and also the assignment of property to buyer that also protects me in the process
