@Edward Andrews good to meet another SETX investor (or soon to be)! Groves is a good solid rental area and is rising with the tide of that larger surrounding cities. We call that territory "mid county" and you've got your sights set on a good starting place. I also would say, as a very conservative position, this whole region is not good for flips. Several much more experienced and deeper pocketed investors have lost their shirts trying to flip here and I go away with just about $2,500 in my pocket last time I tried.

That's not to say there aren't deals that are flippable, but its extremely hard here as opposed to Houston. Much more inventory there, a larger pool of buyers, and much higher/faster appreciation.

Is anyone in the greater Houston area doing subject-to deals? I'm curious what type of company you are using to process those purchases and is that company a standard local title company that is investor friendly and understands subject-to deals, or is it a specialized company or law office that does just subject-to type deals? I've got most of the holes in my knowledge on the subject filled, but this seems to be the lynch pin in my plan to begin pursuing this type of strategy: I have no idea what type of company could do these successfully.

Being an agent is running a small business. Its a full time job and you are a business owner. You just cant be a successful agent trying to do it part time. 87% of agents fail altogether. Russell, I really appreciate your honesty. I honestly did it to make it easier for me to buy my own deals off of the MLS. I got tired of waiting around for busy agents to make time for my request and got fed up with losing deals. Now I think I would actually enjoy being an agent for the public along side buying my own deals. At this point I don't mind not being crazy successful in terms of income, but I would definitely love to go full time as soon as possible. What did it take for you to finally take the leap? What were the barriers you faced personally that prevented you from doing it earlier?
