@Scott Ellis Thanks so much for recommending I focus my goals and begin to build time tables! I know on the long term I want passive income to exceed what my wife and I have traditionally brought home together, roughly $5000/month. As for a flip, I'm realizing that I may not have to wait until I have a giant war chest put aside, just enough get through the first parts of the deal. I'm going to be working towards the end of 2016 for my first flip.

For flips, it sounds like buying at auction is the best way to go about it. I've always assumed buying at auction was a cash business, is that still correct?

@Paul Timmins Thank you for the guides and podcast. I'm about 10 episodes in on the podcast and I've read up to chapter 4 last night on the beginner's guide. 

I didn't quite understand your comment about the HUD homes, could you clarify? I'm still learning the lingo. :)

Funny enough, I drove by a couple places this afternoon, looked them up on zillow/trulia and saw they may be good buys. 

Does anyone around the Spokane area work with particular real estate agencies? I've contacted a couple with some promising leads, but I want to vet them as much as they want to vet me. This is for working as a real estate agent, coming from zero real estate experience.

Thanks @Steve Vaughan! I think my initial goal with becoming an agent is to get my finances in a stronger position to be able to buy homes. The MLS access will be very nice for sure!

Currently looking to start as an Agent, but I want get involved in single-family flips in the near future as a start with investing.

I'm not surprised by the Spokane forum being slow, but I feel like Spokane is a very "word of mouth" city. Either way, it's growing and seems like a great time to get involved!

Hi everyone, I hope I'm finding you all well today.

My name is Aaron Miley, I'm from Spokane, Washington. I am a total newbie to real estate (haven't even bought a home yet). I recently made the decision to leave my old life in Information Technology after 12 years and find a new career path. After my last layoff, I did some soul searching and realized that I.T. was not aligned with my life goals. I realized that I wasn't going to have a nice retirement, I wasn't going to be able to send my kids to college, I wasn't going to be debt free (at least debt that isn't leveraged for something else), and I that was going to continue to tread water if I didn't make a drastic change. I landed on real estate as the potential income for someone motivated could be quite high. After doing more research, I learned more about property investment and realized that it would be something my analytical mind would enjoy.

I ended up make 3 major goals for my new calling. 

1) I will to learn how to buy and sell homes.
2) I will buy and flip homes for a profit.
3) I will own as many rental properties as possible to have a steady income stream. 

With these goals in mind, I started learning where to start and began with learning real estate as an agent.

I love podcasts and found Bigger Pockets while searching for real estate related podcasts. In just a couple days, I've listened to several of them and have found myself captivated. 

I'm very glad I found a new community to take part in and you can expect to see me with lots of questions in the future!
