I am in the market for a tax accountant. I live in the South Bend area but am open to any accountant who is familiar with Indiana tax law, real estate and other business tax returns.

What is the rent? What neighborhood is it in?

It depends on what you are evicting them for. Nationally you can not evict for non payment of rent right now. You can evict for other breach of lease conditions though.

@Kristian Conway It is in a B- residential area on a double sized lot. The garage door is off the main 2 lane street. There is an interior stairway for the residents to access their apartments.

@Kristian Conway Great thread. I have a 4 unit around 5000sqft exactly as you described. 3 apartments upstairs and one unfinished downstairs. Currently the downstairs has a carpet guy in it but is way under market rent. I plan to list it to see if any other contractors are interested. Then based on feedback I would consider splitting it into two smaller units. Ill note that the downstairs has a garage door built into it on mine. Perhaps food for thought there if you do decide to buy it and rent to contractors.

For our posterity Ill 2nd @Jon Kelly. My building is also zoned commercial and zoning disallows for self storage here.

Give your friendly local building department a call. They are always happy to talk to and help people who are proactive!

@Alex Barron This will vary asset to asset. I recommend you search local PMs and ask them.

@Wilfred Mkilindi Note that many lenders will not lend on rental income until you have it on 2 years of tax returns

Thanks all for the input.

While I will reject generically, I fall in @James Wise camp on this and I thought this was an interesting situation to discuss. I would not reject due to in law mistakes, I would reject for a poor reference (which is part of my written criteria).

Hey BP,

Situation: Potential tenant applicant uses a person convicted of dealing cocaine (felony) and convicted of felony forgery with intent to defraud as a character reference. This person happens to be an in-law.

Now I have other reasons for rejecting this applicant but I want to know what you think. Can you reject this applicant because of this? Does this count as a poor personal reference?
