Post: 3 2 is 2 full bath or 1.5 bath

General rule of thumb:

Full bath includes a sink, toilet and a tub.

3/4 bath includes a sink, toilet and a shower (no tub).

1/2 bath includes only a sink and toilet.

3/1.5 would equal 3 bedrooms and 1 full and 1 half bath.  Like @Sarah Ziehr said, if a bath has room to install a tub you'd have a true "full" bath.  Around my parts, the difference between a 3/1.5 and a 3/2 (assuming same sqft. etc) could equal $7k-15k - depending on the location.

My greatest search tools are the free ones. Craigslist, MLS, "Driving for Dollars", word of mouth and the local newspaper online classified (for Trustee sales information). I personally have had no luck with your cited examples and get no added value from them.

While there are rare exceptions, sites like RealtyTrac post the exact same information that I can find for free (with a little added digging).

I attempt to get 2 or 3 specialty contractor bids.  However, in my market if I can get 2 to even show up to bid the job I feel fortunate.  I have had better luck getting 2 or 3 general contractors to show and then let them get their "plumbers, electricians, roofers, etc" to do the work.  In those cases, I get the scope and price of each type of work carved out so I can know, for example, how much the electrical will cost me as part of his whole bid. At that point if the price is too high I can either negotiate it down of go with someone else.

Be warned though, if you constantly ping a contractor for bids that they don't get awarded, it is likely, eventually they'll stop taking your calls.

I wish you luck!

My 2 cents for a logo design?  Throw a couple bucks at a well reviewed/recommended designer over at Fiverr.  I have used the site and was incredibly pleased with the work I got - especially for the price I paid!  I was $20 into a logo that had a 48 hour turnaround time and the designer gave me the logo in all different types of formats (.jpeg, .ai, .png etc.).

Good luck!

Don't worry too much about second guessing your sale price.  The name of that game is "Flip It" and you did!  Great job!
