Post: Simple Wholesale Contract Template

Is there anyone willing to provide me with a template wholesale contract? All of the sample contracts I've come across online are intimidating and I don't want such a contract to scare off my seller. This is my first deal so there's a possibility that it's just me but I want to keep it as simple as possible.

I own it and it's literally right on the water. There was a fishing dock that extended out into the water that fell down some time ago.

My lake property has water and sewer connections. It consists of a living area, 1bd/1ba and a complete kitchen. It would need an entire remodel to make it liveable and/or lease eligible.

Fortunately, the taxes are very cheap so it isn't a burden but, if it's stagnant, it is an unnecessary expense.

It's a small lake area located in West Texas called Lake Colorado City. The nearest community, Colorado City, TX, has a population of just over 3,000. The economy isn't exactly flourishing and many areas of the lake have dried up so there isn't much tourism either. Thank you all for chiming in.

I inherited a lake property that isn't worth very much and it's in really rough shape. It's not your prototypical vacation property, it's more of a retirement community that just so happens to sit on a lakefront. Some of the surrounding properties (mobile homes) have been cleared and replaced with small cabins, which I'm sure they're attempting to lease recreationally, to no avail. I haven't had any offers yet. Hold or sell? Any and all feedback is welcome. Thanks in advance for your time and replies.
