Understood. I'll reach out to a few local banks and see what conventional loan terms are available. We are fine putting 25% down as we have the capital.

I'm a new investor and working on making my first purchase. I was approached by an agent who claimed I most likely wouldn't qualify for a conventional loan based on the fact I wouldn't be living in the residence.

I haven't approached lenders yet, but what has your experience been in the Houston area for applying for conventional loans while not living at the residence? 

Both my partner and I have high credit scores, our combined income is over $230k, and our DTI is reasonable. I understand we wouldn't qualify for lower interest loans such as FHA, but I'm talking run of the mill prime interest 30 year loans.

Not trying to derail this thread, but in your collective experiences what's the average cost of material/labor for installing LVP? I was looking at replacing large sections of carpet with LVP, but I haven't seen much in ways of actual costs (yet).

Congrats! As most people have already given you the options I'd suggest (heloc / cash out refi depending on bottom line), I have a question.

Did you pay for cash in full for the duplex? Assuming you bought it in full, what were your thoughts about using 140k to purchase multiple homes vs. paying off the duplex in full?

I'm curious... let's say the tenant moves out when she claims, doesn't respond to the eviction letters, and stops all communication; when can the landlord legally claim the SD for backrent/repairs/cleaning/etc?
