Following along here. 

To my understanding the following are solid choices for section 8 investing:

Houston TX

Memphis TN

Baltimore MD

I'm new to this also, but from my research it looks like those are some decent markets for section 8. Not sure how saturated they are in terms of outstanding vouchers and demand.

 Wow, I wonder how much of that is attributed to the slow moving housing authority versus the flock of section 8 investors to Birmingham saturating the market.

For section 8 specifically, lots of West coast investors came in over the last few years and bought a ton of homes which has given Sec 8 tenants a ton of supply to choose from. Very common to see them stay in a house for 1 year there, trash it, and move to next one

Not to say you can’t make it work, but much harder than just going on Zillow or to a wholesaler, buying a 70k property, and cashflowing 


West Coast investor here! That's exactly what I was thinking, I'm assuming that Memphis TN has the same thing going on with S8 investors flocking over there to pickup 60k houses to put on the HCV program.

Are you still operating in Birmingham? Wondering how the Housing Authority is moving along now that COVID has passed. Is it still taking a long time?

Whenever I called the Southern Las Vegas Housing Authority to ask them how many voucher holders they have who are currently in possession of a voucher with no where to go they would never give me an exact number.

 Hey Arsen can you elaborate more on what this means? Do you mean there are currently 30,000 Section 8 voucher holders with no where to go due to a lack of section 8 housing or something else?
