Oh yeah and I listen to every podcast as soon as try come up . Those too woul be worth Saving to hear again to see what else I can learn from hearing again .

Reading through these threads make me think of a new reality show. lol What better than these amazing people that have done well and are willing to help others out and show them the ropes.

I would think it would be pretty sweet to see J Scott Will Barnard Rich Weese James Vermillion to mention a few to going through and pretty much compete and show us newbies different ways to closing a single deal from start to finish, whether it may be a buy and hold, a wholesale, a flip or even develop property.

David Niles I agree with you on the workforce these days lack ambition and are lack goals other than getting enough to skim by. It is quiet sad and I am not trying to go political here, but it seems like in many cases (not all) those that just get by know that they will get "handouts" and dont strive to work harder.

I too see it here in the midwest, also being a contractor, a lot people just want to show up to get their check and put in their time. It is quiet sad!

You may want to contact your bank and find out about HARP , it's a govt program that if I recall correctly can eliminate the upside down amount on the mortgage . You don't have to be late or delinquent either if I recall.

I may be wrong but I know there is a program out there that I still keep hearing about that does this. Good luck

I agree with everyone. Only difference is keep in mind when tax time comes the vehicle you are paying on every month isn't helping minimize your taxes ( unless) it's for business. I am sure you know the benefits of the rentals come tax time. Also if you do sell a rental think of the tax implications you would have since you would be cashing it out to pay off personal debt.

But, yes , IMO I am not a fan of personal debt . I am however ok will business debt as long as it makes sense($) and you have cash reserve set aside so you can sleep at night during rough times.

J Scott Yes, "paper contractor" is another way of saying "briefcase contractor".

Most of us hands on GC like to refer to those in which you are referring to as briefcase contractors.

A lot of people make money being briefcase contractors but just keep in mind some people want to hire those that are more hands on.

Some briefcase contractors have no experience in construction and so thats why they become a briefcase contractor. IMO you should have a very good understanding of the start to finish of the construction process if you want to be a briefcase contractor, even a general contractor otherwise you can be way over your head really fast and not make any money and have people upset with you . Not good!
