That’s pretty messed up on the buyers side to give an offer and then Want the windows and siding done . It’s not like an inspector came through and said this thing has no insulation in the walls or has foundation issues etc.

My guess is they realized what their payment would be with these higher rates and now want a lower price to get a payment where they want…. 50k has to be pretty drastic issue here in Sioux Falls

I’m born and raised in SF. Builder and investor  

1. Where are you finding deals all the time for under 50k ? Building lots are costing that starting now. The last flip I purchased was 62k 2 years ago now. There are so many people investing in SF “deals” are gone instantly. 

10% cap rate? Where??? Not Sioux Falls. Maybe if you buy a huge portfolio and get a great price on it but not buying 1 property at a time.

Talking with a lady who has her house going to auction tomorrow. She has 13k being foreclosed , however it is a 2nd mortgage. The 1st mortgage is behind but not in foreclosure. 

My question what happens tomorrow if someone pays the 13k ? Doesn't the 1st mortgage still need to be paid off in order to get clear title?

@Bryan Hancock Did you ever start your self-directed  HSA?  Curious as I have been looking into starting one and would like to invest in RE with the funds in there. I have read that once you reach the age 55 in one article, and 65 in a different article, you can take money out but it would be taxed if not for medical. Not penalties but an actual tax on profit is my understanding. So still doesn't help you much lol.

@Nick E.. What is your main objective in real estate . Knowing where you want to end up helps you plan out a route to get there. Yes, the housing is a sellers market right now here, but that can change fast. For myself I am glad it is , I'm a builder, ;)-. 

Yes, labor costs are high but so are building materials. I am all for the idea that you finish your basement , just make sure the quality of work is in line with your main floor and not skimped out on cheaper materials.

There are tons of ways to structure this deal. 

I'm sure this deal is long gone now but we should chat sometime after Vball if you want to discuss the options available .
