Post: Old Wood floors - Replace - refinish ? Keep ?

@Kenneth Hynes I did a live in BRRR last year, I refinished my hardwood and they looked similar to yours to start out with. Mine look great now and I was able to do the work myself let easily by renting sanders at Home Depot and it was really cheap to do. It is not complicated to do but it takes a long time, you need to sand 3 times with different grits then need to be on your hands and knees applying stain. Sanding will create and insane amount of dust that will get everywhere. You can put down a few coats of poly to protect it so it won't need to be refinished for a while longer. If you're doing it yourself, as cheap as possible and have time, I'd say refinish, no question. If you aren't doing the work maybe lpv is a better option or if the tenants will have an issue with a really loud sander being used continually for a whole weekend lpv could also be a better option.

I think to do a short sale I need to be a realtor, which I am not. So I would be looking to send this deal to a realtor that is interested and learn a bit more about the process in doing so!

@Jared Wild, I get all my comps as a wholesaler from Propstream. I think it is totally worth it for that alone. I plan to use for making lists soon to compare with other list generation systems. I would recommend it, I think they have a free trial for 7 days and I bet after you try it you'd want to get it, would recommend

Update: I ended up purchasing the property in Spanish Lake that I was looking at.  I decided to buy and sell it although I considered renting it out and also had a few lease option offers.  It was my first flip (more of a wholetail really) but I'm set to close later this month.  It went for a little less than I expected and many buyers stated "nice house, don't love the area" so all in all. My experience in Spanish Lake has been alright and if I stumbled upon another opportunity there I would take it if it made sense, I won't go searching for more properties up there though.

I am looking at a property that makes sense with numbers although I am running into some folks that say it is a bad area. Does anyone else have experience investing in that area and how did it go?

Thanks for the reply @Brandon Sturgill, I ended up moving out of that property so I am going to keep the equity in the property and the great rate and terms.  On to the next project!

New to wholesaling and I need a recommendation of an attorney I can meet with to have a contract ready for when I begin receiving calls from my mailing campaign! Any recommendations for attorneys in STL are appreciated!
