I’m financial free meaning no debt, low bills, plenty of cash reserve. It’s nice and all, but in order to achieve the most in RE investing, I’d have to go into debt. should I avoid debt or should I dive in and allow my RE career to really takeoff?

Congrats Nicole! Go on Zillow and look at many rental listings. You’ll see what looks good and what doesn’t and apply that to your own listing. Best wishes!!!

Is it legal to advertise a senior discount for a rental as a way to attract an older tenant? Are seniors generally good tenants anyway?

Thank you for the advice! It’s a whole different RE world in Ohio. There are plenty of nice homes in goods neighborhoods under 50k

I have 12k cash, 800 credit, 75k in real estate equity, no debt, but I’m  currently making very little income on under the table side jobs. I want to get a loan or home equity line to buy a 25-40k house to fix and rent. Do I have any options without an income? Should I file taxes on personal income that isn’t recorded?
