Hi everyone, I have a condo in Portland, Oregon in the pearl district in PDX. A new hotel is being built that will take up my entire block except for my condo unit. Quick questions. Has anyone experienced any cons or negative impacts to their investment with a nearby hotel being built (Except for the construction)? Lastly and most importantly, anyone have any experience with negotiating a license/usage agreement with a nearby hotel to use their amenities (gym, parking) for the benefit of their tenants? Is this feasible? What are the possible fees you've seen for these fees? Is it better to negotiate this for my individual unit or ask my HOA to negotiate on behalf of the entire building? I hope to use this use agreement to either make my property more appealing or as a separate revenue stream. Really appreciate your help.

Michell P. Thanks for the response Michell. I'm new to the area, but my wife's family is pretty familiar with PDX. It's much more cheaper to invest here than San Francisco relatively speaking, but I've noticed prices have dramatically increased lately, which may impact my cash flow position. As I mentioned earlier, I am/was considering a very small unit for practical experience but as of late I am beginning to rethink that strategy.

Melissa Dorman thank you so much Melissa. I am actually moving to Portland in the next few months from San Francisco. My wife and her family all live in pdx. Just like you, I'm looking to start small to get the hang of managing a tenant and property. I'm torn on a downtown studio, it's practically for little money and conveniently located, but a studio only has so much equity potential. I'm considering taking your approach and target multifamily units.

Hi everyone, I am new to the site and a beginner real estate investor. I'm looking to invest in the Portland, Oregon market and wanted your thoughts as to the market's potential. Lastly, as a beginner would you recommend investing in a smaller condo property to get started (studio, one bedroom) or would you go for something larger (single family, multi-unit)? As a beginner I prefer to learn the ropes early with something small and manageable and build from there, but if smaller condo units are not typically successful or not recommended, then I'm open to changing my approach. Open to all suggestions. Appreciate your help.
