Purchasing a multi family in Philadelphia. What insurance coverages are landlord’s finding most important? What are the must-have protections? Liability definitely. Trying to find the right balance of getting adequate vital coverages but not overinsuring. Thanks in advance.

@Tim DiCicco Hi Tim, responding to a old post.  How have things improved in the West Philly/Mantua area from your original post?  I know the market is a bit soft right now, but are you still optimistic about the area? I'm considering an off-market deal in Dunlap neighborhood not too far from EL train and University City, but not quite sure if growth will move further west anytime soon.  Thoughts?

Bill F. Hi Bill, what’s your thoughts of southwest philly? Not too far south, but say around 58th and Chestr near the trolleys and Cobb creek park? Do you see that area improving directly or indirectly through the development of west Philly? I see some opportunities in that area but wanted a local’s advice.
