@Robin Simon Thank you! Very cool to see lenders out there with an understanding of medium-term rentals!

@Colleen F. Thank you! Screening is definitely an area I studied up on beforehand, and having a large graduate student population to choose from definitely gives me more confidence.

Long-time reader, first time investor from Rhode Island! Over the summer I used a VA loan to purchase a 3br/1b per unit duplex that I'm currently house-hacking, doing a live-in remodel on the second floor with the first floor totally updated and occupied with college students. Locally, I look forward to soon having my VA loan seasoned to refinance and fully rent out, and acquire another property.

Big picture, however, I am building a plan and team to invest in strong markets with lower entry prices to BRRRR 5+ unit multi families. I look forward to connecting and seeing how we can help each other accomplish great things!

During this uncertain time (and the dubiousness of thinking it'll all just blow over) a question came to my mind as someone researching and planning for life as a live-in landlord of a muliti-family.

My question is at what point (if at all) can the seller of a multi-family property disclose if their tenants have been able to pay their rent throughout this crisis? I understand this may vary by state, but I haven't been able to pinpoint any general laws on disclosures from seller to buyer.

I appreciate any and all input you have, and thank you!
