Post: Desoto County, MS Investing and Real Estate Agent

Hello everyone,

I am looking to invest potentially in Desoto County, MS area and ran across Horn Lake and Southhaven towns. I wanted to reach out if anyone knows anything in the area and if it is a solid rental opportunity. The numbers seem to work and the town itself has appears to have good prospects. But before diving in I had a few questions. 

Does anyone know of any good realtors in the area of Southhaven, MS or Desoto County, MS in general? 

Does anyone have experience in those areas at all? I have some additional capital right now and want to move forward in those areas. I have been looking in Fort Wayne, IN for awhile and the numbers have been tough to align with reliable cashflow.

Post: Renting Houses with large land property

Hello everyone,

I am thinking about buying a 3/1 SFH that is located on .91 acres.

Are there any issues or anything that anyone has experienced, as far renting that much property? I was concerned that there might be issues getting that large of property rented and/or having tenants maintain that.

Post: Fix and flip and rehab contractor SFR Copperas Cove, Texas

I am looking to purchase a home in Copperas Cove, Texas to potentially do a fix and flip. 

I am trying to find a few things. 1st thing is does anyone know a great contractor in the Copperas Cove, TX area who could potentially provide a rehab estimate and that someone has worked with before? 

Secondly I am potentially interested in investing with someone for this property. 

The comps nearby sold for $155k & $147k. The house is 4 bed 2 bath and needs a good amount of work. I assumed $30 per sq/ft for rehab cost on the 2000 sqft house. My numbers looked like this:

ARV ($145,000)- $60000 (rehab budget) - $13,600 (money costs, assuming 7 month hold time) - $8700 (realtor fee) - $2310 (holding costs) - $4350 (closing costs).

House is listed at $65,000. I will plan on offering $35k. This would be my 1st fix and flip, does any one have any experience they can share or potentially anyone that might like to potentially do this type deal?

@Michael Mullins I haven't looked at apartments prior to this and was using this platform to attempt to hear from local investors or anyone with knowledge of apartment investing. 

And are you saying it may be a bad neighborhood and would potentially have trouble getting the rent checks?

Hi @Jon Holdman. Thanks for the info. So you would expect the expenses to be higher than $2k for this type of unit?

I'm looking into current rent data and occupy vs unoccupied amounts now. But with a small local bank would the typical expectation be 25% down for this type property? 

Would an ARM loan still leave this as good investment in your opinion?

In Killeen, TX there is an apartment complex for sell at $285,000 currently. I'm looking for any help to find a way to potentially fund this and any opinions about whether the deal is any good. After running my numbers it looks like a great opportunity if I could find a way to fund it. 

The property is two buildings with total units:

4 - 2bed/2bath --- which according to rentometer could rent at $550, so I assumed $500

10 - 1bed/1bath --- which according to rentometer could rent at $440 so I assumed $400

Total income - $6,000

Total PITI comes to about $1,800

And after assuming even $2,000 a month of expenses ... that leaves $2,200 in cashflow.

Any help on this would be greatly appreciated. I am new to investing and have been trying to get involved for about 6 months.

Hi,

I am looking at buying a SFR in Dayton, OH in the area of West Carrollton. Does anyone invest in Dayton and have thoughts on this area? From what I've seen it has come across as a solid area to invest, but wanted some opinions.

That being said, does anyone know a good realtor and/or property manager for that area?
