Thanks for the input. I have other applicants so I think I'll let him go and search for a more qualified tenant.

I have an application from someone who is relocating from out of state. He doesn't currently have a job (a couple jobs pending), but he has 3-6 months living expenses in savings. Anyone ever rent to tenants in similar situations? Maybe require 3 months rent up front?

I'm relatively new to investing (I have a few rental properties, but Im just now learning how to do more creative deals). I recently learned about the double escrow, and I'd like to try it. I know a woman who is in a desperate financial situation (result from divorce) and is willing to sell her house for $35,000. I think it could sell for $50,000. Any advice on how to structure the deal? Is it possible to get a lease option and list it with a realtor to find a buyer within the timeframe of the option? Or can a realtor only be used by the deed holder? It's in Ohio.

I work full-time as well. I've worked with a partner in the past who did most of the leg work. But I've moved to a new area and want to break out on my own. Just made the determination to go after it! I haven't got my first property on my own yet, but I'm spending a lot of time reading and learning right now. I'd love to get some input as well!

I have owned several single family homes in a small town in Ohio that rent for $585-$625. On some I have increased the rent after the tenant has moved out, but others have not increased. What is the best method you use to determine fair market rental rates?

I'm interested in networking this. All of my properties have been in this price range so far. Some I have financed with short term hard money loans, some land contracts. The nice thing is that I now have 11 units completely debt free! But that was in my hometown in Ohio that I knew very well. Now I moved to Georgia, and I'm beginning my search down here. I'd be interested to network with others.

@Janelle Green Thanks! I'm finishing a flip in OH this summer, and my next deal will be a house we'll move into the fix, then hold as a rental property. Since I do most of the work myself, its easier to get financing for an owner-occupied property. I'm interested to learn more from local investors.
