I am a looking for any suggestions that can help us with our home. We currently live in Front Royal Va. Our home needs a lot or repairs which we do not have the money for. We need a new roof and we have water damage in finished basement that we cannot afford to fix either. We bought as a 4 bedroom 2 bath, but because we had to tear out the one room were down to 3 bed and 2 bath. I feel like our only way of selling this place is to an investor. Our goal is to get enough out of it to at least pay off the mortgage. We have a usda loan and owe $160k. We do not have enough equity to get the repairs done and not good enough credit to qualify for a personal loan for the amount we would need to fix it. Any suggestions would be very helpful.

When getting estimates from contractors. Should I be asking for a break down of all costs for the job they are doing?

For example.. If I wanted to get a driveway re graded away from the foundation, what should I be looking for to make sure that I'm not getting overcharged?

Hi Everyone! Had a question about how the financing works with hard money lenders. When you find a deal, is your financing already in place with a hard money lender? Should i be approaching and building a relationship with them before i bring them any properties to consider? My first option would not be to use them but trying to learn how to approach them should i find something that i feel i should jump on. Thanks!

Hi! I had a question that for some reason has confused me.If you obtain a hard money loan for a purchase and the rehab of a single family home.And then want to rent the property.How do you pay back the loan in the time frame they give you? Thanks

@Kathy Henley Excellent! Thank you for the advice! Its a good investment. But I'm trying to flip and buy and hold so my father in law can move in. But to be able to pull it off is going to call for some massive creative financing lol.

Hello everyone! Working on obtaining an investment through seller financing. What would be a good proposal on a property that you believe is worth 20k? And how to have the offer benefit the seller as well. They are willing to sell or finance and are in no rush to unload property since its been sitting for awhile. Any ideas would be helpful. Thank you!
